Just don't give up! That's my advice. Keep on with positive reinforcement and treats. Also, with potty accidents, MAKE sure you clean up every trace of the peepee scent, whether on the floor or puppy's paws! You have to use an enzymatic cleaner everytime. Desoto was trained in 12 days in this way.

Have purchased a Morkie puppy, part maltese, part yorkshire terrier. He is 4 months now. Have had him for 3 weeks. Take him out diligently to housebreak him...... am having absolutely no success with the potty training of this puppy. It's getting discouraging. Please help.
